58-592025 SUSTAINABILITY REPORTwww.omnescapital.comStrategic RationaleThe development of a data center in Green Campus Park is underpinned by strong structural drivers. The Lyon metropolitan area combines a dense industrial and technological ecosystem, covering automotive, chemicals, life sciences, and advanced manufacturing, with high volumes of data generation. The region is also one of the leading French hubs for artificial intelligence research and development, reinforcing demand for reliable, locally hosted digital infrastructure. To date, the data center equipment rate in this area remains very low.More broadly, the project responds to the growing need for data storage and processing capacity that supports innovation and digital transformation across industries.Project OverviewThe project consists of data center infrastructure with a planned electrical capacity of 80 MW at full buildout, with an initial capacity of approximately 10 MW expected from 2028.The site benefits from robust grid access, with a connection solution based on a nearby substation. Local Integration and Wider Regional BenefitsThe infrastructure is designed to be fully integrated into its local environment, with multiple wider regional benefits:Creation of a dedicated area in the park to provide AI training for residents/studentsRecovery of waste heat, with integration into the district heating network to supply nearby buildings and public facilitiesStrengthening of digital infrastructure, improved connectivity and fiber network quality in the surrounding areaProject Positioning within Green Campus ParkThe data center project benefits directly from the park%u2019s prior transformation:This revitalized site already hosts a diverse corporate baseCompatible urban integration with the existing environment, including controlled building height and architectural consistencyA confirmed electrical connection, supported by nearby infrastructureConclusionGreen Campus Park has transitioned from a traditional business park into a modern, energy-efficient asset with strong operational performance. This transformation now allows the site to support a new development phase, focused on digital infrastructure. The planned data center is a natural extension of this strategy. It leverages the park's enhanced fundamentals, the strengths of the Lyon metropolitan area, and the growing demand for data processing capacity, while generating local economic and environmental benefits.
