OMNES CAPITAL 2. OMNES%u2019 INVESTMENT STRATEGIESPositioning Sustainability at the Heart of the Investment StrategyCEP 3 is a planned %u20ac500m infrastructure fund, with a first close anticipated in early 2027, dedicated to the development of sustainable metropolitan data centers across Europe. Sustainability is positioned as both a core investment objective and a driver of value creation. The fund is expected to be classified as Article 9 under SFDR, pursuing an environmental sustainable investment objective by contributing to the deployment of Paris-aligned digital infrastructure, checked through a combination of PUEs, a local electrical mix, and PPAs. This objective is to be achieved through the development, design, construction, and/or operation of digital infrastructure dedicated to processing, computing, and data storage in metropolitan areas. The strategy is based on a simple premise: integrating sustainability considerations from the earliest stages of development improves project feasibility, market positioning, and long-term asset resilience.IntroductionMarket Insight Europe trails the United States and China in installed data center capacity. Total installed capacity stands at approximately 12 GW in Europe, compared with c.32 GW in China and c.54 GW in the United States. Adjusted for GDP, the gap remains significant, indicating that the European economy is under-equipped in digital infrastructure, relative to its size.To meet rising demand and reinforce its digital autonomy by 2030, Europe will need to mobilize around %u20ac190bn of investment to bring nearly 19 GW of additional capacity online and exceed 30 GW of installed capacity. Addressing Data Centers%u2019 Key ESG ChallengesCEP 3 will systematically address the most material sustainability challenges associated with data center infrastructure:Energy efficiency (PUE)Energy consumption and linked carbon emissions (depending on each electric grid) and integration of decarbonized PPAs, if applicableOther KPIs will be monitored, including:Heat reuse Water usage, particularly for cooling systemsLand use and artificialization in dense metropolitan environmentsSocial acceptability and permitting constraintsThese dimensions form the foundation of the fund%u2019s ESG framework and investment approach.DIGITAL INFRASTRUCTURECEP 3 Fund %u2013 Strategy Highlight: Embedding Sustainability into Metropolitan Data Center Development
